Owner FAQ's

Answers to your common questions

Am I required to make my property available to Section 8?
No.   The decision to accept housing voucher can be decided on an individual basis.

Are you licensed?
Yes.  I am a licensed California Real Estate Broker: Cal BRE. #00530364.

Can I reach you after hours?
Yes.  I have a 24/7 answering service who will contact me after hours for emergencies.

Can you put the money directly into my account?

Rents are deposited into our Trust Account.  We can set up direct deposit for the owner's draw.


Do I get to see the lease or sign it?

We would be happy to share the lease we use for you to review.  Once a lease is signed by a tenant, it is emailed or mailed to you for your records.


Do you sell real estate too?
Yes.  Many of our management properties become sales when the owner decides to sell a property.

How and when do I get my checks?
Checks for Owner's Draw are processed on or before the 15th of the month.

How do I get my owners reports/statements?

We email reports/statements when we disperse.


How is rent collection handled?
Arrow Management Company collects all rents, any expense is deducted before paying owner.

How long of a lease do you sign?
1 to 2 years.

How long will it take to rent my property?
There is no guaranteed time frame to rent a property, however, we make every effort to ensure a quick turnaround. We do market and advertise our properties via the internet on various websites that are "Rental Home" specific. Pricing and condition of the property are vital to securing your next tenant in a timely manner.

How much security deposit do you charge the tenant?
Minimum is 1 month's rent. Special circumstances may require more.  Pet Deposit is $500.

How soon can you start managing my property?
As soon as we have a signed Property Management Agreement.

What type of properties do you manage?

We have extensive experience managing a variety of investment properties and specialize in Single Family Homes and individual Condominiums.


What type of reports do I get and how often?

We utilize Yardi Genesis property management software, which can produce an incredible number of reports.  We include an Income & Expense Statement and Owner's Statement, which itemizes monthly income and individual expenses.


Who holds the tenant security deposit?

The property management company holds the security deposits in a separate Trust Account and is responsible for its' disposition at the end of the lease.
