Answers to your common questions

Are there any restrictions related to non-resident guarantors (ie. co-signers)?
Each owner decides whether they will accept co-signers.  When a co-signer is possible, there are certain qualifications.  The co-signer must be a homeowner,  reside in a specific group of counties in immediate proximity to Los Angeles county.  Co-signer must document sufficient income stability to assure financial ability to pay tenants rent.  In instances where there are multiple tenants in residence, only one co-signer will be considered.

Can you hold a property before I apply?

No!


Do I pay the first month's rent and the last month's rent with my security deposit?
Typically, only the first month's rent.

How can I arrange to see the interior of an available property?
If we have an Open House scheduled, that would be a good time.  Otherwise, call for an appointment and a leasing agent will  schedule one for you.

How old do you have to be to apply?
At least 18 years old to apply.

I did not have a pet when I moved in; may I have a pet now?
First, email your Property Manager of your request for a pet. Do not move a pet into the property without permission. Arrow Management Company will contact the owner and submit your request. If the owner does allow the pet, an increased security deposit and fee will be required and a pet addendum must be signed.

If I submit an application, how soon will I know if I have been accepted?

We make every effort to have an initial evaluation and response within three to five business days. Our ability to confirm your provided reference and information determines the amount of time to qualify your application.


When I move out, what do I need to do to receive my full security deposit back?
We advise that you remove all personal belongings and clean the house thoroughly including floors, walls, trim, windows, bathrooms, counters, cabinets, appliances.

All carpets should be professionally cleaned and a copy of the receipt must be turned in with keys at time of move out.

Gutters should be cleaned out. The roof should be free of leaves and debris. If you are responsible for lawn maintenance, then the grass and hedges need to be trimmed to a reasonable height and all beds should be free of weeds. We ask that all damages be repaired by a licensed contractor that is approved by Arrow Management Company.
